What to Expect When Working with a Real Estate Agent in Seaford when an Offer Is Accepted on a Home

November 27, 2020

If you are selling your home with a real estate agent in Seaford, there is certainly nothing more
exciting than accepting an offer. However, once an offer is accepted, there is actually a lot that
needs to be done to continue on with your home-selling process.

Are you aware of what happens once an offer is accepted on a home?

We believe that everyone should know what to expect when it comes to selling their home!
That’s why, here at Kim Holland Homes, as a real estate agent in Seaford, we have gathered
some things that can be expected when an offer is accepted. If you would like to discover what
these things are, be sure to continue reading:

● Have the Property Inspection Completed: Once the offer is accepted, the inspection is
scheduled within 48 hours! In most cases, a standard home inspection with termites will
be completed, but you could also be faced with additional inspections, such as radon,
engineer and septic. Overall, just ensure that your house is ready for any that may arise.

● Accept the Signed Contract and Down Payment: The contract is sent to the buyers
attorney upon an “OK” about inspection and is signed along with a down payment
check. It should be delivered in a timely manner back to your attorney for you to then
sign and turn into a “Fully Executed Contract”.

● Have an Appraisal Completed: After a fully executed contract, it will then be time for
the buyer’s lender to order a home appraisal, to verify that the value of your home is
worth the loan amount that was requested.
● Have Title Ordered: After a fully executed contract, it will then be time for the buyer’s
attorney to order the title report, to verify that the home has no judgements, liens, and
the seller is the legal and only homeowner involved to transfer the house to the new
buyer.

● Have a Survey Completed: The buyer will then want to get a new survey of the property
to prove that no one (neighbors) is over the property lines and there are no additions
made by the seller not on the original survey.

● Prepare Lender Documents: Once a sales contract has been created for your home, the
mortgage process for the transaction will begin for the buyer. All of the necessary
documents and paperwork will be prepared for the lender, to ensure that the
transaction goes smoothly. A Commitment for the loan will be given to the buyer after
the title and appraisal come back.

● Schedule Your Closing: You will agree upon a closing date with your buyer through your
attorneys. The title company will be contacted to schedule the closing date, which the
buyer and seller will usually attend together.

Selling your home with a real estate agent in Seaford will be an exciting experience! These are
just a few things that you can expect to happen once you accept an offer on yours.
